Does my flat roof need replacing?

Most of the time, you probably don’t even give a thought to the job your flat roofing is doing at your property. Unless you make the effort to climb up to take a look, you usually can’t even see it, so as long as it’s keeping out the rain – and other weather you’d rather stayed outside – you’re probably happy enough.

However, given the damage that could be done should your flat roof develop a serious problem, it’s worth making occasional checks on its condition. But what signs should you be looking for that might indicate that it’s time for repairs or even a full replacement?

Signs your flat roof might need replacing

  • Water pooling

Just because your roof is flat, it doesn’t mean that it’s okay if rainwater sits in large puddles on it for any length of time. Even a ‘flat’ roof should allow water to run off, even if only slowly. 

  • Rips or tears

Visible damage to the surface of your roofing could well be creating space for water to get through. Even if the damage you spot appears minor, it’s best to get it checked out sooner rather than later as it may not take much for it to become more serious.

  • Water spots on the ceiling

Even if you’re not seeing damage to the roof itself, new water spots on your ceiling are a sure sign that there’s a problem that needs investigating. 

  • The flashing is separating from its surround

On all kinds of roofs, flashing is installed to protect potentially vulnerable parts from the danger of water ingress. If it’s come loose or is moving in the wind, you may have a problem. The earlier you spot an issue with your flashing, the easier and less expensive the fix is likely to be. Leave it too long, however, and you might end up needing a full replacement.

Roof repair vs replacement

Sometimes, any problems you identify with your roof might be remedied by simple repairs without the need for a full replacement. On the face of it, this seems like it should be the preferred solution because it’s undoubtedly going to be cheaper.

However, if you’re merely delaying the inevitable, it’s best to go for replacement sooner rather than later. One of the biggest costs involved in roof work is the scaffolding that enables workers not only to easily work on your roof but also to do it safely. Needing to have scaffolding put up twice in a short space of time will add significantly to your overall costs.

How long will my project take?

Each project is different and the size of the build will determine the time it will take to complete; however, an average rear extension/loft conversion will take approximately six weeks from start to finish.

Will I be able to live in my property while the work goes on?

Yes, you will be able to live in the property. If this is the case, we will attempt to leave the breaking through into the house until as late as possible in the project.

Will someone be on site every day?

Yes, we will have someone on site every day. However, the caveat to this is if we are waiting on drying times or materials. That being said, we will endeavour to have a team member/team members present as much as possible to ensure the project is completed in a timely manner.

Will an extension add value to my property?

Absolutely, it is becoming more and more popular to add space to your existing property instead of the hassle and fees involved with moving. Adding additional square meterage can add up to 10-20% onto the market value.

Can you help with plans/designs?

Of course, we can offer suggestions and ideas, and show you previous projects. We can also arrange for you to visit a previous project if required. We have built relationships with trusted architects and can introduce you to our preferred contacts in order to obtain your drawings.

How long does it take to get planning permission?

It will depend upon whether you are applying for permitted planning or full planning permission. Different councils work to different timescales; however, as a guide from submission of plans it will take approximately 8-12 weeks.
